Frequently Asked Questions
Our frequently asked questions cover clinical protocols, equipment specifications, pricing, and trust verification. Everything contractors and homeowners need to know before booking.
Trust & Safety
Can I trust my cleaning professional?
Every technician passes a criminal background check, reference verification, and 40-hour clinical training program before entering any home. We carry $2M liability insurance and workers' compensation. COI and W-9 documentation available on request for contractors.
Do your crew members go through a criminal background check?
Yes. Every technician undergoes a full criminal background check before hire. We also verify references and require completion of our clinical training program covering HEPA equipment operation, chemical safety, and client property protocols.
Is my billing information kept safe and secure?
All payment processing is handled through PCI-compliant third-party processors. We never store credit card numbers on our servers. Your financial information is encrypted end-to-end.
Do I need to be home during the cleaning?
Not at all. Many clients prefer to be out during cleaning. We use your preferred entry method — key, garage code, lockbox, or smart lock. Your home's security is always our priority.
What if I'm not satisfied with the cleaning?
Contact us within 24 hours and we'll return to address any concerns at no additional charge. Your satisfaction is guaranteed.
Can I request the same team each time?
Yes — this is our standard practice. Consistency creates better results because your dedicated technician learns your home's specific needs, materials, and preferences.
Pricing & Quotes
How much does house cleaning cost in St. Louis?
Most West County homes range from $175–$350 for recurring residential detailing. Deep cleaning (Clinical Reset) starts at $395. Move-in/move-out cleaning starts at $450. Post-construction commissioning has a $450 mobilization minimum. Request a free quote for an exact price based on your home's square footage, condition, and service type.
Why is there a $450 minimum for post-construction?
Post-construction commissioning requires HEPA 500 air scrubbers, particulate counters, negative air containment, and specialized PPE. The mobilization minimum covers equipment deployment, calibration, and the 3-Phase Protocol that standard cleaning companies cannot perform.
What's included in the price?
We bring all supplies, equipment, and HEPA-filtered vacuums. No hidden fees. The quoted price includes labor, professional-grade cleaning products, and equipment. Behind-appliance detailing, HVAC vent extraction, and cabinet interiors are add-on services with transparent pricing.
Do you offer discounts for recurring service?
Yes. Weekly service receives the deepest discount, followed by bi-weekly. Monthly service is priced slightly above one-time cleaning. The frequency discount reflects reduced labor — a maintained home takes less time than a neglected one.
How far in advance should I book?
We recommend 1–2 weeks ahead for recurring service, especially during busy seasons (spring and fall). However, we often have same-week availability. Post-construction projects should be scheduled as early as possible — we coordinate with your GC's timeline.
Technical Protocols
What is the 3-Phase Protocol for post-construction?
Phase 1 (Rough Clean): Remove bulk debris, construction dust, and adhesive residue. Phase 2 (Detail Clean): HEPA extraction of all surfaces, negative air containment for airborne particulates, 275°F steam sanitization of hard surfaces. Phase 3 (Final Punch): White-glove inspection with particulate verification and Hygiene Clearance Report delivery.
What is Bio-Load Neutralization?
Bio-load refers to accumulated biological contaminants — dust mites, pet dander, mold spores, and skin cells — embedded in carpets, upholstery, and sub-floor materials. Our protocol uses 275°F thermal shock to denature proteins, enzymatic digesters for organic residue, and HEPA H13 filtration to capture particles down to 0.3 microns.
What equipment do you use?
Industrial-grade HEPA H13 filtration (captures 99.97% of particles at 0.3 microns), 275°F commercial steam units for thermal sanitization, negative air machines for post-construction containment, particulate counters for verification, and pH-neutral stone-safe solutions for luxury surfaces.
What is HEPA H13 filtration and why does it matter?
HEPA H13 filters capture 99.97% of airborne particles at 0.3 microns — including respirable crystalline silica from construction, dust mite allergens, and mold spores. Standard vacuum cleaners recirculate these particles. Our HEPA extraction actually removes them from your home's air and surfaces.
What is Soft Wash and how is it different from pressure washing?
Soft Wash uses low-pressure application (garden hose pressure) with biodegradable surfactants to kill organic growth — Gloeocapsa Magma (black algae), mold, and mildew — at the root. Pressure washing removes surface growth but damages vinyl siding, voids manufacturer warranties, and allows regrowth within months. Our protocol preserves your warranty.
Do you provide COI and W-9 documentation for contractors?
Yes. Certificate of Insurance ($2M liability) and W-9 are available on request. We work with general contractors, property managers, and developers across St. Louis County and St. Charles County. Documentation is typically delivered within 24 hours of request.
What cleaning products do you use?
Professional-grade, surface-appropriate products: pH-neutral solutions for natural stone and hardwood, enzymatic digesters for biological residue, biodegradable surfactants for exterior soft wash, and hospital-grade sanitizers for post-construction. We accommodate specific product preferences or sensitivities on request.
